What does it cost to list?

Nothing to list, and 0% commission on your bookings — forever. There's no listing fee, no monthly subscription and no cut taken from a single stay. The rate your guest pays is the money you keep.

How do bookings and payments work?

Directly with you. Enquiries arrive straight to your inbox, you confirm the dates, and you take payment however you already do — bank transfer, deposit, your own checkout. We never sit between you and your guest's money.

Do you take every villa?

No — we curate. We're building a small, characterful collection rather than a directory, so we look for villas with a real sense of place and owners who care about the guest experience. If it's a fit, we'll tell you quickly.

Who handles guest messages?

You do, directly. That's the point of booking direct — the relationship is yours. You answer questions, set expectations and welcome your guests in your own voice, building the repeat stays and referrals that a platform would otherwise keep for itself.

Can I also list on Airbnb or Booking.com?

Yes. Listing with thaivillas is non-exclusive — keep your villa wherever you like. Many owners use us for the bookings they'd rather take direct and commission-free, and keep the OTAs for incremental reach. You just keep more of what comes through us.
